    Landlord-Tools was created out of a real need for lasting change. For real estate investors like myself, heating costs represent one of the largest ongoing expenses. They play a critical role not only in the day-to-day operation of a property but also in evaluating the performance of existing buildings and making decisions about new acquisitions.

    Our Story

    The heating season used to feel like writing a blank check. In multi-unit buildings, one tenant’s open window could become everyone’s bill—and the landlord’s headache. We built Heat Meter Pro to fix that.

    Our founder, Kurt Bauman, started with a simple idea: measure what matters, make it transparent, and keep billing fair. Heat Meter Pro connects to standard 24VAC zone relay controllers, listens to thermostat cycles down to the millisecond (synced to trusted time servers), and sends the data securely to your cloud dashboard. No new thermostats. No tenant apps. No rewiring. No pipes to cut.

    From there, Landlord-Tools makes the process effortless: assign zones to units, enter your monthly fuel bill, and click confirm. The system allocates costs by actual usage, emails and texts tenant invoices, and gives you a clear report for your records. You get paid directly—we don’t collect money on your behalf.

    Each Heat Meter Pro covers up to 8 zones, scales in increments of 8, and pairs with a subscription for reporting, invoicing, and automatic updates. It’s fairness that pays for itself—and puts your heating budget back where it belongs: in your pocket.
